Maintenance Tips
Spring:
Make necessary repairs to gutters, roofing, siding, downspouts.
Ensure that all water drains away from the house and make any corresponding repairs to grading.
Service A/C.
De-winterize sprinklers, hose bibs, and swamp coolers. Change furnace/AC filter.
Summer:
Clean siding, trim, and windows to prevent dirt buildup.
Repair loose/damaged railings and weathering of structure; paint or stain surfaces.
Check for any insect or rodent infestations and remedy as needed.
Inspect trees, shrubs, and vegetation; remove, trim, or treat as needed.
Change furnace/AC filter.
Fall:
Clean gutters, check for drafts around windows, and caulk perimeter as needed.
Drain outdoor hose bibs. Winterize outdoor furniture -- bring in cushions, cover fire pit, etc.
Fertilize lawn.
Change batteries in smoke and carbon monoxide alarms. Change furnace/AC filter.
Winter:
Make sure all weather- resistant covers are in place and all vents are cleared of obstructions.
Look for any evidence of leaking or corrosion; repair or replace as needed.
Change furnace/AC filter.
